Why these checks matter
Mature trees on your property are an asset — but they're also potentially the most dangerous things near your house. The difference between a healthy 80-foot oak and a liability usually comes down to small visual signs that show up months or years before a limb or the whole tree fails. The trick is knowing what to look for and when each sign warrants a professional inspection.

Dead branches in the canopy
Look up and count the dead limbs. Some deadwood at the bottom of a mature tree's interior canopy is normal, but a cluster of dead branches at the top — called "stagheading" or "crown dieback" — is a serious warning sign. Dead tops mean the tree is shutting down, usually from root damage, drought stress, or internal decay. Once crown dieback appears, the tree rarely recovers without intervention.

Fungal conks or mushrooms on the trunk or roots
Any shelf fungus, conk, or mushroom growing on the trunk, branch, or root flare is bad news. These fruiting bodies are signs of internal decay — the visible fungus is often a small fraction of the rot actually inside the wood. Bracket fungi especially (those hard, shelf-like growths) almost always indicate structural compromise. A resistograph test or sonic tomography from a certified arborist can confirm how far the decay extends.

Leaning or recent trunk shift
A tree that has always leaned slightly is usually fine — but a sudden lean, especially after a storm, is an emergency. Check the soil around the base for heaving, cracking, or exposed roots. If the root plate has lifted on one side, the tree is failing and needs to come down before it falls on its own. Gradual leans that have been stable for years are different — those often reflect sun-seeking growth and aren't emergencies.

Bark condition: cracks, peeling, oozing
Walk around the trunk and look for:
- Long vertical cracks or seams (frost cracks or structural splits)
- Bark peeling away from the wood in large patches (possible canker disease)
- Sunken, discolored areas called cankers
- Sap oozing from wounds or pruning cuts — especially in oaks, elms, and maples, where this can signal bacterial or fungal infection

Leaf health: spots, yellowing, premature drop
Leaves are the tree's report card. Look for:
- Spots with defined edges — fungal diseases like anthracnose, tar spot, or apple scab
- Yellowing between green veins — nutrient deficiency or root problems
- Leaves dropping in mid-summer — drought stress or vascular disease
- Undersized leaves or a sparse canopy — chronic decline
Compare against neighboring trees of the same species. If your maple is dropping leaves in July while the one across the street is fine, something's off with yours specifically.

Root zone issues
Trees usually fail from the bottom up, often before the canopy shows stress. Check:
- Mushrooms growing at the base or in the root zone (root rot)
- Heaving soil or sunken areas around the trunk
- Exposed roots from erosion or grade changes
- Construction damage within the critical root zone — typically the area under the canopy and slightly beyond

Proximity to targets
This is the part most homeowners skip: assess what the tree would hit if it failed. A small dead tree in the back corner of your lot is one thing. The same tree leaning over your kid's play structure, your bedroom, or a power line is a completely different risk profile. In arboriculture, "target" is what makes a tree a hazard rather than just a dead tree.
When to call a certified arborist
Any of these signs warrants a professional inspection, especially for trees near structures, driveways, or power lines:
- Fungal conks anywhere on the trunk
- A lean that's new or worsening
- Crown dieback (dead branches at the top)
- Cracks that extend deep into the wood
- Roots heaving or exposed
- Any major limb hanging over a structure, vehicle, or walkway
